The Four Steps of the Loan Process

There is no doubt that getting a mortgage loan is a complicated process. You wouldn't be researching mortgage loans if you could get a mortgage loan in one day by filling out a simple application. But Patricia Kotz does the heavy lifting so you can concentrate on your life rather than the mortgage loan.

Step One: Decide how much you can afford

This is a function of a couple things. What kind of monthly payment are you looking for? What is the maximum you can borrow from a lender, given your income and credit history? Use the calculators on our website to determine your monthly payment amount. We'll also help you through different scenarios by asking a few simple questions. Because lender guidelines are fairly standard, we can give you a good idea of how much you can borrow after a short conversation.

Step Two: Pre-qualify for your loan

This step is where Patricia Kotz will start saving you money. You will give us information on your current job, your assets, and your residence history. You'll supply information on your employment, asset, and residence history. We will pull get your credit report and score (with your permission. We'll review all this information and will give you a letter of pre-qualification. Handle it with care — it can be a great tool for buying your new home! Your agent will use your pre-qual (as they may call it) to make the best offer on the home you choose. While you're picking out the home that's right for you, we're busy finding the loan program that's just right for you.

Step Three: Apply now! We make it easy

Once you have made the offer and it's been accepted, it's time to complete the loan application. Applying for a loan couldn't be much easier; you can apply from the comfort of your home right here on our site. After the seller has accepted your offer and you have submitted your loan application, we'll order a professional appraisal on the home.

Step Four: Funding

Your Realtor® and the sellers will work together to decide on an escrow/title company to take care of the funding of your loan once it's approved. We'll work with this company to ensure all the papers your lender will require are in order, and you will likely sign everything at this company's office. We will work with this company to set your closing date. Because you don't have to worry with this coordination, you get to concentrate on the move, if you're going to repaint, new carpet, and all the details of moving into a new house.
